What areas of London does M2 manage properties in, and how many properties are under management?

We operate in Central London in the Royal Borough of Kensington and Chelsea (RBKC) and Westminster, across neighbourhoods such as South Kensington, Chelsea, Kensington, Notting Hill, Belgravia, Mayfair and Pimlico. We currently manage c. 63 homes and 74 buildings comprising 418 flats.

Why does M2 focus on managing properties close to its South Kensington office?

Proximity lets us visit often, act fast and stay accountable. We only manage buildings we can reach within about 15–20 minutes.

What types of buildings does M2 manage (mansion blocks, conversions, listed buildings, etc.)?

Smaller residential buildings, including Victorian/Edwardian mansion blocks, stucco terraces and conversions, plus individual flats and houses. We routinely handle listed building and conservation constraints.

What criteria does M2 use when taking on new buildings or clients?

We take on buildings and residential properties in our geo-fenced patch so we can  service them properly. We cap our portfolio to maintain standards.

Who makes up the M2 team, and how involved are the Directors in day-to-day management?

A small, stable, hands-on team. Directors are involved in oversight of the team, finances and complex issues; a named manager manages day-to-day issues.

What additional services does M2 offer beyond property management?

Project management of refurbishments & major works, advice on legal & health and safety compliance, company secretarial, residential sales, lettings and short lets.

How does M2's approach differ from larger property management companies?

Hyper-local, director-led, accountant-overseen finances, regular on-site checks, and one clear fee for routine management.

How long has M2 been operating and is it regulated by professional bodies?

We have over 20 years in our patch. We’re regulated by The Property Ombudsman and follow recognised industry standards.

Does M2 hold Professional Indemnity Insurance?

Yes. We hold £1,000,000 of Professional Indemnity cover.

Does M2 manage any buildings over 18m high?

No. We focus on smaller residential buildings rather than high-rise structures.
